Buyer Walk -Through

A homebuyer walkthrough, often referred to as the final walkthrough, is an essential step in the home-buying process. It usually occurs shortly before closing (typically 24 to 48 hours before), and its purpose is to ensure that the property is in the agreed-upon condition and ready for transfer to the buyer. Here's what typically happens:

1. Preparation
Scheduling: The buyer's agent schedules the walkthrough with the seller or the seller's agent.
Checklist Creation: Buyers often prepare a checklist to ensure nothing is overlooked. This might include items specific to the sales contract or general condition checks.


2. Inspection of Agreed Repairs
The buyer confirms that any agreed-upon repairs from the home inspection or negotiation process have been completed satisfactorily.
Receipts or documentation of repairs may also be reviewed if provided by the seller.


3. Check for Damage or Changes
Buyers check for any new damage that may have occurred since their last visit.
This includes looking for broken fixtures, scratched floors, or other noticeable issues.


4. Verification of Fixtures and Appliances
Ensure that all fixtures, appliances, and systems included in the sale (e.g., oven, dishwasher, HVAC, plumbing) are in working order.
Buyers may turn on lights, faucets, and appliances to test functionality.


5. Condition of the Property
Ensure the property is clean and free of debris.
Verify that the seller has removed personal belongings unless otherwise agreed upon.


6. Utility Checks
Buyers test utilities like water, gas, and electricity to ensure they are operational.
They may also check that outlets and switches are working.


7. Confirm Items Included in the Sale
The buyer confirms that all agreed-upon items (e.g., curtains, light fixtures) remain in the home and have not been removed.


8. Addressing Issues
If problems are found, they are documented and brought to the attention of the buyer's agent.
Minor issues might be resolved at closing, but significant problems could delay closing until a resolution is reached.


9. Completion
After completing the walkthrough, the buyer may sign a form indicating that they are satisfied or note any outstanding issues.
If everything is in order, the buyer proceeds with closing.
A thorough walkthrough protects the buyer by ensuring there are no surprises after the keys are handed over.
