Online Home Value Generators in Non Disclosure States

Online home value generators, such as Zillow's Zestimate or Redfin's home value estimator, typically use public data to estimate the value of a property. They rely on information like recent sales prices of comparable homes (known as "comps"), property tax assessments, and other publicly available data.

However, in non-disclosure states such as Texas, real estate sales prices are not made publicly available. This lack of transparency creates challenges for online home value generators because:

1. Lack of Sales Data: In non-disclosure states, the sales price of a home is not required to be publicly disclosed. As a result, online estimators lack access to the most critical data point — actual sale prices of comparable properties in the area.
   
2. Inaccurate Comparables: Without actual sales prices, these tools may use tax assessments, listing prices, or other proxies for value. But these are often less accurate than actual sales prices and can lead to significant misestimations.

3. Incomplete Data Sets: Even if online tools pull data from other sources (e.g., tax records, property characteristics), the absence of reliable sales prices from recent transactions leads to gaps in the data, making automated models less effective.
